You Do Need A Construction and/or Zoning Permit For:
- Building a new home.
- Adding an addition.
- New roof structure or new roof over roofless deck or patio, and re-roof if sheathing and/or deck boards need repaired and/or replaced.
- In-ground and/or above-ground swimming pools designed for more than 24” of water.
- Remodeling or alternation of kitchens, baths, basements, and attics.
- Hot tub.
- Driveways (expansion to the length or width, paving over a stone driveway).
- Change of use or Occupancy in any nonresidential structure.
- Opening a business or home occupation (a business within a home).
- Building a deck( if the deck is 30″ or more above grade both a zoning/construction permit are required, if the deck is 30″ or less above grade only a zoning permit is required)
- Placing a fence on the property.
- Placing a shed on the property (pre-built or built on site).
- Enclosing a porch or deck (whether screened or windows).
- New installation or upgrade of electrical work or plumbing.
- New or upgrade of HVAC.
- Finishing a basement.
- Installation of wood burning stove.
- Changing of heating source (oil to gas).
- Changing the framing or size of a window or door.
- Installation of new downspouts.
- Installing a pond.
- A driveway addition or reconstruction.
- Finishing a basement.
- Installing a retaining wall.
- A child day care, in or outside the home.
- Alternative Energy systems, i.e. solar.
- Any accessory structure that is more than 1,000 square feet will require both a Construction & Zoning Permit review. If less than 1,000 square feet, only a Zoning Permit review is required.
You Do Not Need A Construction and/or Zoning Permit When:
- Painting the interior or exterior of a building.
- Repairs of roof and/or Re-roofing if only replacing shingles, unless structural or commercial.
- Sealing a paved driveway.
- Repairs of siding or Re-siding less than 25% off total area.
- Repair or insulation, drywall, plastering and vinyl or paper wall coverings.
- Replacement of glass in windows and doors.
- Replacement of any window or door in the same rough opening and same type.
- Replacement of stair railing.
- Replacement of any trim or moldings.
- Replacement of flooring material.
- Repair of rain gutters and leaders.
- Repair or replacement of any receptacle, switch, or lighting fixture rated at 20 amps or less than 150 volts to ground with a like or similar device.
- Repair or replacement involving working parts of a faucet or valve provided that there is not rearrangement of the connecting vent or drain piping.
- Replacement of any smoke detector device with a like device.
- Replacement of HVAC equipment parts such as fans, motors, pumps, and compressor units or like capacity and ductwork.
- Repair of a porch stoop, which does not structurally support a roof above.
